Whether you are buying, selling or maintaining your home, BK’s Home Inspections provides professional and quality service from the moment you call me. As a state licensed home inspector, I will walk through your home with you and teach you as much as you want to learn. I strictly follow the standards of practice of the North Carolina Home Inspector Licensure Board and a copy of these guidelines is available from that board. It should be noted that this inspection is for function and safety, not cosmetic issues.

After we walk through the home together, I will explain the general condition of the home and systems with you and your agent. I will talk through any major issues that need to be addressed sooner rather than later. I will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in my easy-to-read Spectora report, which will be delivered in HTML and/or PDF format. From that report, you will be able to see the items we discussed, with images for reference.

Exterior

I thoroughly inspect the home’s exterior from multiple perspectives to evaluate the condition of the siding, foundation, roof, and surrounding areas.

Roof

The roof is one of the most critical and costly structures of your home. I will inspect its components—structure, shingles, flashing, gutters, and downspouts—to identify potential issues before they become costly problems.

HVAC

I will inspect your HVAC system, including the heating units, cooling units, duct systems, and filters, to ensure they are functioning efficiently and safely. My thorough assessment will help identify any issues that could impact your system’s effectiveness and longevity.

Plumbing

I will inspect plumbing fixtures—sinks, showers, tubs, and hoses—for proper function, checking for leaks, water damage, or any other issues that could lead to costly repairs.

Electrical Systems

I will inspect the electrical system, including service panels and branch circuits, for deficiencies such as improper grounding and missing safety features like ground-fault and arc-fault circuit interrupters. This ensures your electrical components meet essential safety standard

Appliances

I conduct thorough inspections of built in appliances including dishwasher, range, oven, built in microwave, and exhaust systems, checking for operational efficiency and any safety concerns.

Doors, Windows & Interior

I will check doors and windows for proper sealing, drafts, signs of water damage, and operation.

Foundations, Basements & Crawl Spaces

I will examine the foundation, basements, and crawlspaces for signs of water damage, cracks, or shifting—issues that can affect your home’s structural integrity and lead to costly repairs.

Attic, Ventilation & Insulation

I will inspect the attic for proper ventilation and moisture. We’ll also assess the insulation levels to ensure they are adequate for maintaining the building’s envelope.
